Payment and Cancellation Conditions
When you make a reservation on our website, you will be contacted to request payment for your stay, according to the following methods:
? 30% deposit at the time of booking, payable by credit card, bank transfer, or cash, to confirm the reservation.
? Balance to be paid 1 day before arrival by credit card or bank transfer.
? The agreed rental amount is subject to an additional local tourist tax, which for the municipality of Monticiano is €1.50 per person for up to 5 days a week. The following categories are exempt from paying the tourist tax:

1. Children under 12 years of age;
2. Persons assisting patients admitted to healthcare facilities in the area.
3. Personnel from the national, provincial, or local armed forces, as well as from the national fire brigade and civil protection, staying for service purposes.
4. Residents of the municipality of Monticiano.
5. Employees of accommodation facilities.
6. Bus drivers and tour guides assisting groups organized by travel agencies. The exemption applies to each bus driver and one guide per 20 participants.
7. Persons with a disability of 80% or more.
8. Companions of persons with a disability of 80% or more who also receive an accompanying allowance, one companion per person.
9. The municipality of Monticiano for expenses related to overnight stays paid by the municipality.
10. Persons staying in accommodation following public authority actions in emergency situations due to disasters or extraordinary events, or for humanitarian purposes. The tourist tax is payable on-site.

We kindly ask our guests to follow some rules to ensure a pleasant stay for everyone:
Check-in / Check-out:
? Check-in is normally from 3:00 PM, and check-out is by 10:00 AM.
? Please communicate your arrival time the day before via text message, and we will send the location to reach the property. Any exceptions must be agreed upon in advance, and we will try to accommodate your needs.
? Upon arrival, guests are required to submit identification documents for each person (including children) for registration with the police, which is mandatory within 12 hours of arrival. Failure to comply with this obligation constitutes a criminal offense and authorizes us to request the immediate departure of the guest.
? The check-out procedure includes a check of the accommodation and payment of any outstanding amounts (including the tourist tax) with the host.
? At check-in, guests will receive keys to the accommodation for unrestricted entry and exit.

General Behavior:
? No other persons are allowed into the property without prior authorization (even verbal) for public safety reasons.
? Please handle the property and equipment with care and ask if anything is unclear.
? Parties and gatherings are not allowed.
? Smoking inside the accommodations is strictly prohibited. Due to high fire risk in summer, smoking outdoors and barbecuing are allowed only with appropriate precautions, as advised by the owners.
? Use appliances (washing machines, dishwashers) preferably during the day (since we can use solar energy).
? Please respect the outdoor spaces assigned to your accommodation to preserve the privacy of all guests.
? Guests must avoid noise pollution that may disturb the peace of the property and other guests. We have a quiet hours rule from 1:00 PM to 3:00 PM and after 9:00 PM until 7:00 AM.
? Parents are responsible for the behavior of their children.
? Waste disposal is differentiated, and guests must place their waste in the appropriate bins at the beginning of the driveway, while organic waste should be placed in the designated compost bin behind the shed, without plastic or paper packaging.
? Bed linen is provided, and guests may access the washing machine for laundry if staying more than one week. Additional linen changes are available upon request for €10 per set.

Pets:
Pets (typically dogs) are allowed, but only after prior notice at the time of booking and confirmation by the host. Bringing a pet incurs an additional charge of €40. The rules for pets on the premises are:
? Each pet must have its own resting cushion. Pets are not allowed on beds, sofas, or chairs.
? Any contamination caused by pets must be immediately removed by the owner, including on the grass in the garden, and placed in a bag with the dry waste.
